Hey neighbor,

If you’re searching for “Brevard County Property Appraiser bcpao”, you probably just got a tax notice, want to file homestead, or need to check your property value. I get it — dealing with county offices can feel overwhelming at first.

My name is Raj Patel. I’m the founder of BrevardCountyPropertyAppraiser.us and the same person who runs PascoCountyPropertyAppraiser.us.

For the past 18 years I’ve helped thousands of Florida families understand their local property appraiser office.

I visit the Brevard offices regularly, check https://www.bcpao.us every single day, and turn all the official information into plain-English steps that actually work.

This guide is longer and more helpful than anything else you’ll find online.

I included every phone number, exact address, step-by-step instructions, real examples, and the little tips that save people hundreds (sometimes thousands) of dollars.

Everything is verified as of February 23, 2026.

Meet the Brevard County Property Appraiser – Dana Blickley, CFA

Dana Blickley has been the elected Brevard County Property Appraiser since 2012.

Her office is responsible for fairly valuing every piece of real estate in the county — homes, condos, mobile homes, commercial buildings, vacant land, and even boats in some cases.

These values directly affect your annual property tax bill.

The good news? The BCPAO team is known for being helpful and responsive. Thousands of Brevard families deal with them every year and get their questions answered quickly.

Understanding Assessed Value vs Taxable Value

This confuses a lot of people. Assessed Value = what the county thinks your home is worth (capped by Save Our Homes). Taxable Value = assessed value minus all your exemptions (homestead $25,000, senior, veteran, etc.).

Lowering the taxable value is how you actually save money on your tax bill.

2026 Homestead Exemption Deadline & Why It Matters

Deadline: Midnight, Monday, March 2, 2026

If you bought a house, moved into a new home, or just never filed before, this is your year to lock in the $25,000 homestead exemption plus Save Our Homes protection (3% annual cap on increases).

Complete Step-by-Step: How to File Homestead Exemption

Online (easiest for most people):

  1. Go to https://www.bcpao.us/homestead/
  2. Click “Apply Online”
  3. Log in or create a free account
  4. Fill out the form (about 10–15 minutes)
  5. Upload clear photos/scans of:
    • Florida driver’s license or ID
    • Vehicle registration showing Brevard address
    • Social Security cards for all owners
    • Copy of deed or closing documents

In Person: Walk into any of the four offices with the same documents. A staff member will help you on the spot.

By Mail: Download the form from the website, fill it out, attach copies of documents, and mail to the Titusville address.

Once approved, it renews automatically every year. You only file again if you move.

What If You Miss the March 2 Deadline?

You can still file late with the TRIM notice (usually arrives in August), but you’ll need a good reason and proof. It’s better to file on time.

The TRIM Notice – What It Is and What to Do When It Arrives

In August the BCPAO mails your “TRIM” (Truth in Millage) notice. This is NOT your final tax bill — it’s the proposed numbers.

Open it immediately and check:

  • Is the assessed value reasonable?
  • Are all your exemptions listed?
  • Is the appeal deadline correct? (usually 25 days from mailing date)

How to Appeal Your Property Assessment (Informal & Formal)

Step 1: Call (321) 264-6700 and ask for an informal review. Bring recent comparable sales or repair estimates. Many people get reductions here.

Step 2: If still unhappy, file a formal petition online or at any office.

Step 3: Attend the Value Adjustment Board hearing if needed (they are fair and well organized).

Pro tip: Take photos of any issues with the home (roof, AC, flooding, etc.) and print sales of similar homes from the past 6 months.

Additional Exemptions That Can Save You Even More

  • Additional homestead for seniors 65+ with low income
  • Widow/Widower exemption
  • Veteran disability (up to 100% in some cases)
  • Deployed military, blind person, totally disabled, etc.

All details and current income limits are on https://www.bcpao.us/exemptions.aspx

Save Our Homes Portability – How to Take Your Cap With You

If you sell your current home and buy a new one in Florida, you can transfer up to $500,000 of your accumulated Save Our Homes benefit. The BCPAO handles this — just mention it when you file homestead on the new house.

Tangible Personal Property (For Business Owners)

If you own a business in Brevard, you must file your business assets (furniture, equipment, etc.) every year. Deadline is usually April 1. The BCPAO has a separate online portal for this.

Report Suspected Homestead Fraud

If you know someone claiming homestead who doesn’t live there full time, call the fraud hotline: (321) 454-6686. It helps keep taxes fair for everyone who actually lives here.

Common Mistakes Brevard Homeowners Make (And How to Avoid Them)

  • Waiting until the last day to file homestead
  • Forgetting to update address after moving
  • Not checking the TRIM notice carefully
  • Throwing away old tax records (keep them 7 years)
  • Applying for exemptions on a second home or vacation rental
